How do I schedule a tour of the community?

Yes! We offer virtual 3D tours that you can view online. Visit our website and select the virtual tour option to explore our floor plans and community spaces.

Do you offer any move-in specials?
Yes! Move-in specials may be available and can change based on availability. Please check our website or contact the leasing office for the most up-to-date offers (on approved credit).
What income requirements do you have for applicants?
Applicants must have a combined gross monthly income of at least 3x the monthly rent.
What is your Application Fee?
$50 per applicant (18+). Application fees are non-refundable.
What is your Administrative Fee?
$160 non-refundable administrative fee per unit.
Do you require a Security Deposit? If so, how much? Maximum Deposit
Yes. Security deposits start at $300 and may increase based on rental and credit history.
Maximum deposit: up to 1x one month’s rent.
Is there a pet deposit or pet rent?
Yes. A $300 pet deposit applies per pet, and monthly pet rent is $35 per pet (per pet policy and approval).
Do you accept co-signers or guarantors?
Yes, we accept qualified guarantors. Additional requirements and documentation may apply—please contact the leasing office for details.
Do you allow subletting or lease transfers?
Yes—lease transfers may be permitted in certain situations. Please contact the leasing office for eligibility, requirements, and any applicable fees.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Renters insurance is required prior to move-in and throughout your lease term, with a minimum of $100,000 in personal liability coverage.
When is rent due each month?
Rent is due on the 1st of each month and is considered late beginning on the 4th.
What is the late fee policy for rent payments?
$50 late fee assessed on the 4th of the month, plus $10 per day thereafter until the balance is paid in full (per lease terms).
What forms of payment do you accept for rent?
We accept the following payment options:
• Online payments through the Resident Portal
• Cashier’s checks
• Money orders
What utilities are required in the rent?
Water, sewer, and trash are included. Residents are responsible for electricity through APS.
What appliances are included in the apartments?
Apartments include a refrigerator, microwave, stove/oven, and an in-home washer and dryer.
Are washers and dryers included, or is there a laundry facility?
Yes—each apartment includes an in-home washer and dryer.
What amenities are available for residents?
Residents enjoy a swimming pool and an on-site fitness center.
Is parking available? If so, is there a monthly fee?
Yes. Covered and uncovered parking is available at no additional monthly cost (subject to availability).
Do you have EV charging stations? If so, what is the policy for use?
Not at this time.
Do you have a dog park or pet washing station?
Yes—our community includes a dog park. We do not currently offer a pet washing station.
Do you have package lockers or package delivery services?
We do not currently offer package lockers. Delivery policies may vary by carrier—please contact the leasing office with questions.
Do you have on-site maintenance, and how do I request a service?
Yes. We have on-site maintenance and on-call emergency maintenance available.
For non-emergency requests, submit a service request through the Resident Portal or contact the front office. For emergencies, please call the after-hours line.
Are there any community events for residents?
Yes! We host resident events—watch for text updates and announcements with upcoming event details.
Is there a preferred employer or student discount program?
Not at this time.
